What is the Standard Assessment Procedure (SAP)

The Standard Assessment Procedure (SAP) is the methodology used by the Government to assess and compare the energy and environmental performance of dwellings. It is used to show that a new residential building is compliant with Part L1 of the Building Regulations.

What is a Predicted Energy Assessment (PEA)

A predicted energy assessment is produced during the Design stage, an initial report will be submitted with your building regulation application to the local authority or approved inspector. A report is required to achieve building regulation approval and allow your project to start on site, or be sold ‘off-plan’

What is an Energy Performance Certificate (EPC)

An Energy performance certificate is produced at the As-Built Stage. Building control will require a final as-built stage SAP calculation along with an Energy Performance Certificate (EPC) for the building. The EPC will also recommend improvements that can be made to the dwelling to reduce the C02 emissions. The final EPC will be lodged with the Landmark database to enable to property to be signed off and sold.

What type of new dwellings need SAP Calculations

The following types of building will require SAP calculations.
New build properties
Extensions with large amounts of glazing (more than 25% glazing-to-floor area)
Barn conversions
Commercial to domestic conversions
Conversion of a single dwelling into flats or apartments.

When should I start thinking about appointing an energy assessor?

At the inception of the project, to comply with part L1 of the building regulations calculations are required at the design stage, construction stage and on completion. It is important that your designer is made aware of any changes that may affect the overall energy performance of the dwelling.

Why do I need to have an Air Pressure Test

Minimum standards of air tightness need to be achieved in newly constructed buildings and dwellings in order to comply with the UK Building Regulations Part L. This is carried out right before completion. This must be completed by a certified engineer. We can arrange a necessary engineer to attend the dwelling pre-completion, and provide you with all the relative check points in order for a smooth process.
